Redline Property Partners Starts Renovations at Office Park Near Birkdale Village in Huntersville

After making a major acquisition earlier this year, Charlotte-based Redline Property Partners has started renovations on its large office park near Birkdale Village.

The developer rebranded the 201,310-square-foot office park as Birkdale Point earlier this year. Redline is now renovating the four existing office buildings there with new interior common areas, building exteriors and redesigned lobbies/entrances, among other changes. The developer is adding several new amenities as well. The renovations are expected to be completed in the first quarter.

Redline, which partnered with Ascent Real Estate Capital, bought the Huntersville office property for $26 million in April. The asset was previously named NorthPointe Executive Business Park and was acquired from AEW Capital Management. The 33-acre office park is just off Exit 25 of Interstate 77.

The new amenities at Birkdale Point will include a grab-and-go market, lounge, outdoor patios and fitness center, Redline said.

C4 Builders is the general contractor for the renovations. Redline Design Group is the architect. CBRE's Joe Franco, Kris Westmoreland and Emily Hill are leading leasing efforts there.The office park neighboring Birkdale Village has been acquired by a real estate investment firm based in Charlotte.
